Analysis of your financial situation. Discussion of the capabilities and strategy
During the meeting or video call, we define your goals, set a price range, answer all your questions, and discuss the next steps.

Mortgage
If a mortgage is needed, we provide you with a list of required documents and immediately send a request to the bank to confirm loan eligibility.

Choosing the right property
Based on your preferences and budget, we prepare a selection of apartments, organize and conduct visits in any city in Spain. If needed, we also offer virtual tours.

Property reservation
Once you've chosen and approved the property, we handle negotiations with the seller, secure the best deal terms, and place the reservation.

Searching for other mortgage offers on the market (if necessary)
Once the seller signs the reservation offer, we request mortgage terms from banks and analyze the offers to choose the best option.

Analysis of the legal and physical status of the property
We gather information about the property's physical condition, its legal status, and any planned changes to the city's development plan. This is important to ensure you avoid financial losses in the future.

Deposit and preparation of further documents
Once everything is agreed upon, you sign a letter of intent to purchase the property and typically make a deposit of 10% of the property's price. We then arrange the notary contract signing date and start preparing the necessary documents for the purchase.

Signing the purchase agreement
Finally, we reach the point where you receive the keys and the property documents. You officially become the owner, after which you immediately pay the taxes, registration fees, and contributions (all of which we, of course, coordinate).

Utility setup
We select and arrange connections with utility providers, internet, and insurance companies (if desired). We also assist with automating property tax payments and mandatory fees.

After the deal is completed, we remain available and, if necessary, help resolve any issues. We also provide useful contacts and recommendations for property management.
